Q: Can you hold a place before I apply?
A: No. We are quick to communicate and will be happy to answer any questions
you have before applying to be sure you are a good fit. You can also view the
general rental requirements and application process

Applications will be automatically reviewed based off of our pre-determined
criteria saved for that property. If approved, you will be sent a lease.
The unit will not be held for you until the lease is signed and deposit is paid.

Q: Do I pay first month’s rent and last month’s rent with my security deposit?
A: With a completed and approved application, your deposit is determined based on credit worthiness amongst other items.
In most cases, deposits will be equal to one-month’s rent. Some will be higher with a risk-mitigation fee for low credit or
other reasons. All deposits will be clearly defined with approved application.

Q: How old do you have to be to apply?
A: All applicants are required to be at least 21-years old with a valid state issued
identification in the applicant’s name to apply for a vacant property. All other
occupants 18 or older must be clearly listed on applicant with verifiable income and
background check; all occupants under the age of 18 must also be listed, but do not
need a separate application. Peak Property Management does follow all Fair Housing
Laws and does not discriminate based on race, color, national origin, sex, religion,
or familial status.

Q: Is the deposit refundable?
A: Once the deposit is received, lease signed, and property taken off the market the
deposit is no longer refundable. The security deposit is then held for any damage
caused to the premises during the term. If the security deposit is refundable the deposit
will be returned to Tenant, less any set off for cleaning or damages to the premises upon
the termination of the Lease. No refund of the Security Deposit will be made until Tenant
has vacated, and the property has been inspected by the Landlord.
In most cases, pet security deposits are refundable, less any set off for cleaning or damages.
Always read your lease to determine what you may expect at the end of your lease as situations
vary for different rental homes.

Q: Who needs a cosigner?
A: Due to the risk Owners take when renting their property, they do look for applicants
with credit worthiness. Peak Property Management screens applications thoroughly, and all
properties have automated screening criteria to eliminate any bias or judgement when screening.
Peak will ask those who seem to be a higher credit risk for a co-signer and likely a risk mitigation
fee. This is needed to protect the owner’s investment.

Q: You have a property I want to rent. How do I apply?
A: If you haven’t seen the property yet, start by scheduling by contacting
our team. After viewing the property and being sure that

and click “Apply Now.”
The application fee is non-refundable in all situations.

Q: How do I pay rent?
A: Once you become a tenant with Peak Property Management you will be given a
tenant portal log on; which will allow you to pay rent online, submit work order
requests and send messages online. We like to hear from our tenants, so if you
need to contact us for any other reason please do so!

Q: I want to get an animal. What do I do?
A: Each owner has a different animal policy. Please call the management office to discuss the
animal you are wanting and find out if animals are allowed. There might be additional fees such
as animal rent and an animal deposit. If you are replacing an animal with a new one, it still
needs to be approved! Any non-approved animal will be subject to fine and removal from the property.
All animals MUST go through a third party screening service before approval. Contact the office to learn more!

Q: I want to move out, but my roommate wants to stay. What do I do?
A: We must discuss this transition and possibly sign a new lease which may
require an additional fee. The remaining tenant or person wanting to be added
to the lease must complete an application and meet the requirements. Peak
approval is always required, so please notify our team as soon as this situation
arises and we will help to make it a smooth transition for you.

Q: My lease expiration is coming and I want to move out. What do I do?
A: Always read your lease and requirements of the lease term, then refer to your tenant
handbook. If you have any questions, please contact us. In all situations, the rental
must be left in rent-ready condition, professionally cleaned, walls cleaned and
scuff marks removed, and all appliances such as a refrigerator, microwave, oven, stove,
washer and dryer must be cleaned. Tenants leaving any unit unclean or with personal
belongings left behind will be subject to cleaning and moving fees as well as rent
coverage during that time. A Peak representative will perform a thorough move-out walk through.

Q: Who is responsible for paying for repairs & maintenance requests?
A: At Peak, we take pride in keeping our properties well-maintained with everything in working order. We do understand normal wear
and tear does take place and for those repairs, they will be at the owner’s expense. For repairs that happen due to
negligence, tenant accidents, and things not be properly handled by the tenant, these charges will be required to be paid by the
tenant. Please refer to your lease to learn more, which overrides all other language. When you have a maintenance request you can
enter it on your tenant portal and your property manager will coordinate the repairs with the contractor and tenant.
